Lincoln a home buyer's market

LINCOLN — Housing developers say Lincoln is a buyer’s market.

“People can move to Lincoln and get a nice house at an affordable rate,” said Joey Callahan, co-owner of Callahan Watson Properties and developer of Meadowview Heights just east of the U.S. 77 and U.S. 78 intersection on Ragland Street in Lincoln.

Rob Skelton, mortgage loan specialist for ALIANT Bank, which finances some of Meadowview Heights, agreed.

“It is a great time to buy a house,” he said. “We have low interest rates, and Lincoln is growing by leaps and bounds.”

Skelton said people are moving to Lincoln, and Lincoln is growing at the right pace.

“The market is good at the moment,” said Kenneth Barker, ERA King Real Estate Company Inc. sales executive and agent for Meadowview Heights.

Barker said the housing market in Lincoln is not oversaturated or overbuilt.

“Our growth rate in Lincoln is expected to continue and people should not be afraid to buy a house here,” he said.

Barker said although the national housing market may be down, the local market is thriving.

“We saw a need for housing that was affordable for single income families, single parents, and first-time homebuyers,” Callahan said. “We are the only subdivision in our price range in Lincoln.”

Callahan said Meadowview Heights offers houses from $109,900 to $139,900 and payments can start at under $700 a month.

“We also have 100-percent financing available,” he said.

Alyson Watson, co-owner of Callahan Watson Properties, said there are 12 different house plans to choose from, and buyers can also choose their own colors for tile, carpet, paint, etc.

“We have everything from patio homes to basement homes, and everything in between,” she said. “The houses have two to four bedrooms and at least two baths.”

Meadowview Heights has 66 total lots, Callahan said.

“We have built eight houses already, and one has sold,” he said. “The houses are on one-quarter-acre to one-third-acre lots, with city sewer and water.”

The lots are also open for builders to purchase and build their own houses, Watson said.

“The houses all feature ceramic tile and hardwood flooring, with no vinyl used,” she said. “There are jetted tubs in the master bathrooms, oak cabinets, fire places, appliances except refrigerator, mail boxes, landscaping, and other amenities.”

Meadowview Heights is in a convenient location, Watson said.

“We are about 2 miles from the new Lincoln schools, about 3 miles from Honda, and about a mile-and-a-half from Interstate 20,” she said. “It is about 35 minutes to Birmingham and about 20 minutes to Anniston.”

Callahan said the houses are ready for new owners to move in.

“It is nice to see someone be able to buy a house and keep and enjoy it,” he said.
